Brackendale & Tantalus | Squamish Homes For Sale

If Squamish has a soul, a lot of it lives in Brackendale. This is the historic, artsy, river-valley end of town. Quiet streets, large lots, craftsman homes, the Squamish River running along the dyke, and thousands of bald eagles returning every winter to Eagle Run. It does not feel like a suburb. It feels like a place.

Brackendale sits about 10 minutes north of downtown, and 30 minutes from Whistler. The Brackendale Art Gallery Theatre and Teahouse is the community hub. Bean Around the World is the morning anchor. There are bike shops, a general store, restaurants, and the kind of trail network along the river and into the Cat Lake zone that makes weekends here feel genuinely different from the rest of Squamish. Schools are walkable: Brackendale Elementary and Don Ross Middle School are both in the neighbourhood, with a French immersion option at the middle school level.

Housing is predominantly single-family on large lots, with a mix of older character homes, newer builds, and a handful of townhome complexes. Prices typically range from $1.1M to $1.6M for detached homes, with townhomes and condos starting lower. Lot sizes are generous by Squamish standards, and the rural feel means more space, more privacy, and more room for a shop or studio.

Tantalus sits just south of Brackendale along Tantalus Road, bridging the gap between Garibaldi Estates and the northern end of town. It is more mixed in housing type, with condos from the high $300s, townhomes around $1.1M to $1.2M, and a scattering of single-family homes. Tantalus has been one of the faster-moving segments of the Squamish market, with 66% of recent sales closing in under 10 days.

One thing worth knowing as a buyer: a large portion of north Brackendale sits on the Cheekye Fan, a debris flow zone. The District of Squamish and the Squamish Nation have approved an $89M debris flow barrier as part of the Cheekeye River Development, a 1,215-unit mixed-use project that will significantly expand the neighbourhood over the coming years. The barrier construction is underway and will also improve protection for existing Brackendale residents. Buyers should understand the hazard context and verify which zone any specific property falls in.

Who loves it here

Buyers who want a real neighbourhood feel over a planned subdivision, families who want space and schools without the price tag of the Highlands, artists and creatives, river and trail enthusiasts, and anyone who wants to be 30 minutes from Whistler without paying Whistler prices.

Who doesn't

Buyers who want to walk to downtown restaurants and nightlife, anyone who needs to be close to the highway corridor for commuting, or buyers who want to skip the due diligence around flood and debris zone designations.
