Garibaldi Estates & Garibaldi Highlands | Squamish Homes For Sale

Two neighbourhoods. One sits at the foot of the mountain. The other is built into it. Together they form the most established, most sought-after real estate corridor in Squamish.

Garibaldi Estates is the everyday hub of the town. Garibaldi Village Mall puts Canadian Tire, London Drugs, grocery, dental, and a solid lineup of restaurants within a 5-minute walk of most homes. The Squamish Valley Golf and Country Club runs along the south edge, the Mamquam River is nearby, and the trail network starts right at your doorstep. The housing mix is one of the widest in Squamish: condos from the mid-$400s, townhomes around $900K to $1M, and single-family homes averaging $1.3M on large flat lots. This is the neighbourhood that sells fast. Garibaldi Estates ranked second out of 13 Squamish neighbourhoods for sales velocity, with 60% of homes selling in under 10 days.

Garibaldi Highlands is a different proposition entirely. Quiet cul-de-sacs, old-growth trees, panoramic views of Howe Sound and the surrounding peaks, and direct trail access to one of the most revered mountain bike networks in Canada. The Alice Lake and Highlands trail zone sits right above the subdivision: 80-plus trails from beginner green runs to expert rock slabs, accessed from your backyard. Homes here are predominantly large single-family on generous lots. Average listings run around $2.1M. When they go, they go quickly. Half of recent sales closed in under 10 days, with 50% selling above asking.

Both neighbourhoods feed into Garibaldi Highlands Elementary. Quest University sits within the Highlands itself, and the southern entrance to Garibaldi Provincial Park is a short drive up the forest service road. Vancouver is 45 minutes south. Whistler is 55 minutes north.
