University Heights | Squamish Homes For Sale

This is the highest residential elevation in Squamish, and it shows. University Heights sits above the Garibaldi Highlands on a hillside that delivers what no other neighbourhood in town can match: unobstructed, panoramic views of the Tantalus Range, the Stawamus Chief, Howe Sound, and the full valley floor. On a clear day, you are looking at one of the most dramatic mountain panoramas in Canada, from your kitchen window.

The neighbourhood is a master-planned community developed by Holborn Group, designed by award-winning architect Frits de Vries. The homes are modern, clean-lined, and built with intention. Dark stone, longboard siding, vaulted ceilings, Fisher and Paykel appliances, geothermal heating, EV-ready garages. This is not a neighbourhood of starter homes. Single-family homes here average around $1.75M to $2M, with custom builds on larger view lots pushing well above that. Townhomes through the Vista and Legacy Ridge developments start around $1.2M. Inventory is tight and it moves.

Capilano University and Coast Mountain Academy (a private high school) are both within the neighbourhood. The Highlands trail network and Diamond Head zone are accessible on foot or by bike, including Half Nelson, one of the most celebrated mountain bike trails in Canada. Garibaldi Village Mall is a 5-minute drive down the hill. The Squamish Valley Golf and Country Club is close. A community playground, dog park, and kids pump track are built into the development itself.

There is also a development story here worth knowing. A new pedestrian bridge connecting University Heights to downtown is slated for 2026. A 17,000 sq ft activity centre with pool and fitness amenities is currently under construction within the community. Buyers today are still getting in ahead of that infrastructure fully landing.

Who loves it here

Move-up buyers who want the best views in town, design-conscious families who care about architecture, mountain bikers and trail runners who want world-class access from their backyard, and buyers willing to pay a premium for a neighbourhood that has no real equivalent in Squamish.

Who doesn't

First-time buyers or anyone on a tight budget, buyers who prioritize downtown walkability over elevation, and anyone who does not want to drive to get groceries. You will need a car here.
