Valleycliffe, Hospital Hill & Crumpit Woods | Squamish Homes For Sale

Three neighbourhoods stacked up the southern hillside of Squamish, each a tier higher than the last, each with a different personality. What they share: the closest proximity to the Stawamus Chief, the most direct access to the Smoke Bluffs and Crumpit Woods trail networks, and the fastest on-ramp to Highway 99 southbound. For commuters to Vancouver, leaving from here shaves meaningful time off the drive by skipping every traffic light in town.

Valleycliffe is the largest of the three and the most varied. The original residential core is made up of character SFH on flat, generous lots, with Valleycliffe Elementary and a pocket commercial strip anchoring the neighbourhood. Prices for detached homes have typically ranged from $950K to $1.4M depending on vintage and lot size. The bigger story right now is SEAandSKY, Bosa Properties' 53-acre master-planned waterfront community on the southern edge of Valleycliffe along the Blind Channel. Townhomes here run $900K to $1.4M, the 17,000 sq ft amenity centre (pool, gym, community spaces) is nearing completion, and a pedestrian drawbridge to downtown is under construction. When it opens, SEAandSKY will be walkable to the core of Squamish in a way no other development in the neighbourhood currently is.

Hospital Hill sits directly above Valleycliffe, perched on the granite Smoke Bluffs. One of Squamish's oldest and smallest neighbourhoods, it is almost entirely single-family, built on granite outcroppings with panoramic views of Howe Sound, the Chief, and the valley. It is also the literal end of many Smoke Bluffs climbing routes, with trails beginning at the street edge. Inventory here is thin and homes tend to range from $1.5M to $3M, depending heavily on lot size and view. Squamish General Hospital is here too, which matters for buyers who value proximity to medical services.

Crumpit Woods is the newest of the three, a purpose-built community of large-lot custom homes and designer builds rising above Hospital Hill into the forested granite hillside. The trail network here is world-class: Stairway to Heaven, Woodpecker, and a dozen other routes are literally out the back gate. Homes tend to be newer, larger, and more architecturally considered than elsewhere in Squamish, with prices generally from $1.8M to $3M+. Lot sizes are generous, views of Howe Sound and the Chief are unobstructed from many properties, and the elevation keeps the neighbourhood quieter and sunnier than lower-lying parts of town.

Commuters who want the fastest exit to Vancouver, climbers and trail runners who want to roll out of bed onto a route, buyers who want more square footage per dollar than Garibaldi Highlands, families drawn to Valleycliffe's value and established schools, and buyers ready to invest in a custom build in Crumpit Woods.

Who doesn't

Buyers who want walkability to downtown restaurants and services today (SEAandSKY changes this somewhat once the bridge opens), anyone who finds the elevation and winding roads inconvenient, and first-timers with tight budgets eyeing Hospital Hill or Crumpit Woods specifically.
